The calculator applies the SARS table effective 1 April 2025. Transfer duty is nil up to R1 210 000, then climbs through marginal bands; when the seller is a registered VAT vendor selling from the enterprise, 15% VAT on the price replaces duty altogether.

The purchaser. Transfer duty is a tax levied under the Transfer Duty Act on the value of the property acquired, paid to SARS through the conveyancer before the transfer is lodged at the Deeds Office.
When the seller is a VAT vendor selling the property as part of their enterprise, VAT at 15% applies to the price instead of transfer duty. Properties below the threshold in the current SARS table (R1 210 000 from 1 April 2025) attract no duty either.
